  • When did your business begin?  Integrity Homes was formed in the summer of 2021 in Arvada, Colorado.
  • Why did you decide to start your own business?  After 21 years in commercial property management and development working for other people, I decided to pursue the part of the real estate business that I enjoyed the most – transforming dirt, bricks and mortar into exceptional properties with thoughtful design.
  • What was your first objective when you founded your business?  Make a good living by solving problems for people and properties alike. 
  • How did you come up with the name for your company?  It reflects the way I like to do business – integrity in the process, materials and end result will make happy customers.
  • What makes your business unique?  Treating customers, the way I’d like to be treated, and creating a good quality product with long term value that people appreciate and will enhance their neighborhoods.

More About Ed

Ed founded his own company (Integrity Asset Services, Inc.) in 2019, after twenty years at Integrated Properties, Inc. as Director of Property Management, where he managed their diversified portfolio of office, retail, mixed-use and residential properties in several western states, and even included construction oversight at a five-star resort in Cabo San Lucas, Mexico. 

Although a small local company, Integrated Properties was well known and built a reputation in the industry for excellence through teamwork and attention to detail, whether it be in operating expenses, maintenance, rehab or tenant improvement projects, resulting in long term value and appreciative, happy tenants, as well as giving back to the community.

Prior to that, Ed spent 20 years in residential and commercial sales, retail and office leasing and appraisals as well as valuable experience managing his own rentals and home rehabs. 

One of the highlights of Ed’s experience at Integrated Properties, Inc. was being involved in the design, construction and operation of the 16M Building at 16th & Market Street in downtown Denver.  16M is a 340,000 SF Class A mixed use project, which received the prestigious Colorado Facility Award of Excellence (COFAX) for Exceptional New Building in 2015, through the International Facilities Management Association (IFMA). 

After Integrated Properties closed in 2019, Ed worked with the lender for over a year to complete the sale of the primary commercial asset in the Denver area, then turned his focus to his own rentals and property rehabs. 

His interest in real estate began in 1977 when he bought his first rental property, a duplex, with money saved from his valet parking business while still in college at the University of Denver, learning how to renovate, manage and operate a rental property that he still has to this day. 

In 2005, while at Integrated Properties, he purchased his first fix and flip, a 2,930 SF single family ranch home across the greenbelt from his house in Arvada, Colorado, that had some significant challenges to eliminate the engrained smell from several cats and a dog who wasn’t housetrained, and a walkout basement that wasn’t permitted and had to be completely demolished and rebuilt.  It sold to a very particular older couple whose son is a professional real estate investor and liked what Ed was doing so much that he put it under contract before it was completed.

Ed’s second fix and flip was again close to home, across the cul-de-sac from him in a 2,175 SF tri-level home with an 810 SF finished basement that had a fire in the primary bedroom and sat for two long winters before the bank sold the property to him in early 2008. 

Through asbestos abatement, new roof trusses, mud-jacking of the family room and garage slabs, significant remodeling including several WOW factors to help boost the value and marketability, the property sold in two weeks for a 20% premium over the typical price for that model home in the neighborhood, during the real estate depression at that time that caused the average home to sit on the market in the Denver area for almost three months.

Ed realizes/knows the importance of hard work, service and dedication in his personal life, being married for 30 years to his wife Anna, and raising six kids.  Through the years, he has also taught skiing at the Winter Park National Sports Center for the Disabled, and served as a Cub Scout and Boy Scout leader.  He has also been involved with Westernaires with his youngest daughter for almost 10 years now, a well-known equestrian group of about 1,000 kids and hundreds of adult volunteers in Jefferson County that focuses on precision drill team riding and has been in the Denver area of over 73 years.  Ed has been one of the adult volunteers there for many years and has enjoyed teaching the youngest kids to ride horses.
